some interesting sights today while I was crossing the C\hesapeake on my way back from Richmond..................

On the western side a Submarine coming in from the Atlantic & headed toward Naval Station Norfolk - then as I got closer to the Eastern Shore two Osperys just gliding along maybe 10 feet above the water........
 
and another nice suprise when I went to retrieve my mail & restart delivery - letter from Accomack County Treasurer & Assessment Office............

Now I'm sure I'm not the only one that gets one of these & feels anxious opening it. However - they raised the assesment on my house by $28,000 & lowered my county taxes by $400 annually.

That is their assessment. I know I can get well north of that. 3 bedroom, 3 bath late 1800's fully restored Victorian - 1/2 acre. In the downtown (3 block walk).

Keep in mind - homes are a lot less then what you would pay in the tri-state area. Pretty much everywhere. "13"'s home is on the water with a dock in his backyard leading to the Chesapeake on an acre or two & the pricing was $300,000 with taxes around $2500.

My total taxes are under $2000 for both Town & County taxes.
You guys are being ripped off.

Any property tax comparison should NOT be done by how much you pay, BUT by the Mill Rate, the amount of taxes you pay for each $1,000 of assessed value. Larry, your Mill rate is a very respectable $8.06, $2000/280, only $0.11 more than mine, which is pretty low by Maine standards.

My property tax bill has an 5 digits, when the truth is my taxes are just a bit lower than yours. It takes knowing the Mill rate to fairly represent the situation.

That would be true if all municipalities did reassessments of all properties at regular intervals.
Lots of areas only have new construction assessed - which makes them pay the brunt of taxes since they are current.

The equalization rate they tack on to market value is supposed to even out this inequality somewhat - but it rarely does.

I see what your saying, and it's true when you're looking at your next door neighbor who has the same house, but it's 5 years older. Let's face it, assessed value is a made up number, often with little relation to reality. Sure when they do a reassessment, you may get screwed or benefit, but all towns calculate the Mill Rate on the total taxable property value number, which is the sum of all the assessed values in a town, and the income from taxes they have budgeted for.

However, to answer the question is "Who pays less taxes?" when you're comparing either between your town and the next town, or between your town and a town in a different state, the Mill rate on the recent tax bill is the only barometer that's applicable. It's the multiplier for your entire town, whether it be new construction, newly assessed or older home. That's the number that all the web sites and financial sites that compare taxation rates use.
 
all I know is I went from $12,000 annually in NY for basically the same size house with less proprty to where I am now...

Which means in 1 year the taxes I paid in NY were equivalent to 6 years of taxes here.

I wouldn't know a mil rate if it bit me in the ass.

I only asked since you had offered all the other information.

I would love to head south and may one day, I have been down south and know the area, happy for you and maybe one day for me. I remember when you made that move and very happy it worked out perfectly for you.

yes - extremely apprehensive as I had NO knowledgeof the area - basically "a blind move" for financial reasons - needed to buy a house cash & it's appreciated $100,000+ in the ten years I've been here..............
