Wall Street will be one of many major organizations and companies to leave the shitty. It will be interesting to see what happens when only the parasites and sycophants are left. I do see that house and property values on Lawnguyland will plummet with a corresponding negative impact on school districts. Maybe they will finally have to centralize, close schools and eliminate all the unneccessary assistant superintendants and principals. How long is a mayor's term ? This guy is only going to get one.

Take a gander to Delray Beach, Miami, etc. You would be amazed.

Just finishing up another cycle and noticed that many of the professional I consult with are in Florida, not NYC anymore. Some Texas, but mostly Florida.
 
Just as expensive. We did the Yorktown, Williamsburg, Jamestown historical tour about five years back one early May (before fluke and pool opening time, lol.) Hit the humid UPPER 90°s all three days.

Having a footprint in both NY and FL I can tell you first hand that the weather in Florida leaves much to be desired.

Yes, it’s nice to get away from the cold and snow during the winter. Fishing however can be challenging as the wind blows almost relentlessly on both coasts and down into the Keys.

And then comes the summer. Here we are just in the first week in May and the heat and humidity is extremely uncomfortable. Was in the 90’s yesterday. Even early morning activities can feel like you are in an oven. And it will only get worse as we move into summer. In the 5 years I’ve had a place down here it seems to get worse and worse. Climate change. Even the locals say the same thing every year……... “This has been the hottest year I can ever remember”. I have been coming down to FL several times a year for close to 40 years and I agree with them. And fishing in the summer, in addition to sweating your a$$ off, you need to be on the lookout for thunderstorms as they occur on a daily basis most afternoons, and they can be some powerful storms.

I should have been back in NY 2-3 weeks ago getting the boat ready but life is getting in the way and I’m stuck down here until at least the middle of June. Looking forward to getting back to some beautiful weather, and the gentle south-westerly winds.
 
Well the wind machine has been going strong up here but fishing is starting to take off. I'm encouraged by the numbers of fluke in the bays!

Florida is a January -April kind of place which is why I plan to retire a little further North.
