Since you obviously like "God's Waiting Room" you should also factor in the state income tax savings, should you be able to endure staying down there for six months and 1 day a year.

I've run the numbers against IL, where no retirement-related income is taxed, so we could be closer to our children and grandchildren, but come up against a very strong, "I like all 4 seasons and would hate to stay away from Maine for over 6 months a year!! Furthermore the gross income tax savings wouldn't cover the expenses of another house or a condo, so screw that!!"
