Good friend recently moved into a very nice condo and we told him if he runs and wins President we will all move there.

First thing I would request changed is some of the pool and gym rules.

Everyone I talk to in the condos I work at hate it and complain about all the rules and regulations

OK, rural Maine HOA education time. In rural Maine there are many HOAs because the roads of neighborhood developments are usually "own and maintained" by the residents, who form HOAs to cover the expenses of plowing, maintenance, etc. Towns love it, they don't have to take care of many of the residential roads which are usually "gravel", Maine for dirt roads that have gravel mixed in like ours.

Waterfront HOAs may also have a community dock for people to keep their dinghies to get out to their boats on moorings. Our HOA has both of road and dock responsibilities, no gyms, no pool, no property managers, no supers, no etc. The "Maine Way" is to use a mooring if your development has a community dock. Our native Maineah developer was shocked that everyone who bought waterfront property with decent water was "From Away" like me, and we all put in private docks. "If I knew that I wouldn't have put in an association dock!!"

Par for the course in NYC; unfortunately. I’d like to see them inspected and rated by the NYC DOH as are all the other ‘non mobile’ food purveyors. I’m thinking that they could never pass.
